AWS provided market data book and appraisals for the acquisition of road right of way from 20 parcels. This project encompassed the appraisals of both vacant and improved properties to include Indian lands, commercial, and residential uses. Report formats included both short form and before and after appraisals. Before and after analysis were required for proximity, severance and cost to cure damages. U.S. Highway I-40 (Crosstown Expressway), Oklahoma City, Oklahoma Assignment for the Oklahoma Department of Transportation involving appraisals of properties in a densely developed commercial and industrial area. Property types included restaurants, convenient stores, retail, office/warehouse buildings, a distribution center, and vacant land. The magnitude of the project included whole takings, partial acquisitions and the resulting effect on the remainders. U.S. Highway 70 Project / Oklahoma Part of the Oklahoma CIP Program in Bryan, Marshall and McCurtain counties. This project involved approximately 250 parcels. The appraisal assignments involved easement and fee simple acquisitions of commercial (motel, retail, and light industrial uses), residential, and vacant properties. Due to the nature of the project, analysis was required for proximity and cost to cure damages. Idaho Road and Highway Program AWS completed over 400 appraisals for the Idaho Transportation Department and Ada County Highway District on projects throughout the state. Property types ranged from rural residential and agricultural properties to commercial tracts in major urban areas. Alabama Department of Transportation Review of appraisals for the relocation and widening of U. S. Highway 43 from the intersection of U. S. Highway 82 north of S. R. 17 in Tuscaloosa, Alabama. The project consisted of a total of 69 parcels including improved residential and commercial, with vacant, unimproved tracts. The review process involved both a field and desk review of the comparable sales data and each individual parcel. Many of the properties required more than one appraisal, which required additional review to make a determination as to the best supported value. Access control rights and drainage easements were also acquired as part of the project. The remainder valuations required in-depth analysis of proximity damages, severance damages, and cost to cure analysis. Some of the appraisals incorporated the findings of land planners’ reports pertaining to impacts on remainders. Expert witness testimony was provided for a number of parcels. Interstate Highway 635 (LBJ Freeway), Dallas, Texas Assignment for the Texas Department of Transportation with the appraisal of parcels along a highly developed freeway, U.S. Highway 75 (Central Expressway). Property types included multi-story office buildings, hotels, and vacant land. The magnitude of the project included several major real estate holdings with partial acquisitions, temporary easements and the analysis of the impact on the remainder. Interstate Highway 10 / Houston, Texas Assignment for the widening of a major urban freeway on the West side of Houston. AWS appraised 60 parcels and provided expert witness testimony and litigation support in approximately 40 cases. The properties impacted were complex, high value, freeway properties requiring three approach appraisals with before and after analysis. U.S. Highway 77 Project, Waco, Texas This project included appraisal of approximately 80 parcels for the Texas Department of Transportation. This is a highway-widening project with property types ranging from vacant land to improved commercial and light industrial properties. The appraisal assignments involved both easement and fee simple acquisitions. Due to the nature of the project, a number of appraisals required complicated “before and after” analyses relating to proximity and cost to cure damages. FM 509, Cameron County, Texas AWS provided full right of way services to include preliminary title certificates, appraisal, appraisal review, acquisition, and pre-closing services on the realignment of FM 509 from U.S. 83 to U.S. 281 in Cameron County, Texas. This project involved 59 parcels, ranging from rural residential lots to large agricultural properties. U.S. Highway 75 (Central Expressway) / Dallas, Texas This was an assignment for the Texas Department of Transportation with the completed appraisal of 50 major improved parcels along a densely developed commercial thoroughfare. Property types included a regional mall, hotels, motels, and office buildings as well as several special purpose uses. The magnitude of the project included several major real estate holdings with partial acquisitions and the resulting effect on the remainders. State Highway 6 (Texas Avenue), College Station, Texas This assignment was for the Texas Department of Transportation with the appraisal of parcels along a major thoroughfare in a densely developed commercial area. Property types included office buildings, medical clinics, hotels, retail shopping centers, a church, residences, restaurants, auto service centers, and other retail uses. The magnitude of the project included partial acquisitions and the resulting effect on the remainders. The appraisals incorporated the findings of land planners' reports pertaining to the impact on the remainder. U. S. Highway 59 Shepherd (San Jacinto County) AWS appraised 36 parcels for the Texas Department of Transportation. This was an assignment for a highway-widening project in the town of Shepherd, Texas. Property types included service stations, convenience stores, apartments, residences, restaurants, office, light commercial, and agricultural uses. The project included both whole and partial acquisitions and the resulting effect on the remainders. Mississippi Department of Transportation AWS has provided appraisal and appraisal review on over 4,000 parcels across the state of Mississippi. Projects consisted of both widening and new alignment. Property types ranged from commercial uses to rural residential and timber properties. “Before and After” analysis was required for severance, proximity and cost to cure damages. Kansas Department of Transportation AWS provided appraisal and appraisal review services on various projects throughout the state. Projects consisted of both widening and new alignments and involved over 500 parcels. Property types ranged from rural residential and agricultural properties to commercial tracts in major urban areas. Jefferson County, Alabama Assignment involving the appraisal of 88 parcels for the widening of a major urban traffic artery. The appraisal assignments involved easement and fee simple acquisitions and required before and after analysis to consider proximity and severance damages in addition various cost to cure issues. Colorado Department of Transportation Appraisal project involving partial and whole acquisitions on US Highway 550 in Durango, Colorado. Properties consisted of rural residential, mobile home parks, commercial, and irrigated agricultural properties. Full before and after analysis was required to measure the impact of the project. Richmond Parkway, City of Richmond California AWS completed appraisal services for partial and whole acquisitions of residential, industrial, and commercial properties for the Richmond Parkway Project. The project was under the supervision and review of Caltrans and the City of Richmond. The appraisal services included estimating compensation for permanent and temporary easements in addition to fee acquisitions and damage analysis. The reports conformed to Caltrans Appraisal Guidelines. I-5 Freeway Project / Orange County, California Assignment that involved the appraisal of complex commercial properties adjacent to a major freeway. This is a heavily developed area with a variety of property uses, to include industrial properties, apartment complexes, hotels, restaurants and lounges, and interim-use property.
