This was an appraisal and consultation related to 377.7 miles of the Alaska Railroad Corporation’s transportation corridor, in and between, the metropolitan areas of Fairbanks and Anchorage. The project involved ATF valuation, corridor analysis of highest and best use, and estimation of market rent for a proposed fiber-optic use. Nationwide data bank of corridor sales and fiber-optic lease rates was utilized and analyzed. Pipeline Lease Rate within Railroad Corridor / Arizona, California, Nevada, New Mexico, Oregon and Texas This was an assignment of over 1412 miles of Union Pacific Railroad corridors occupied by a Kinder Morgan Pipeline easement in Arizona, California, Nevada, New Mexico, Oregon and Texas. The project involved ATF valuation, corridor analysis of highest and best use, and assemblage valuation for lawsuit for rental rate dispute. Transportation Corridor / Perth Amboy, New Jersey Appraisal of 2 miles of CSX railroad corridor for a proposed eminent domain acquisition for a products pipeline easement. Appraisal included a nationwide database of sales of transportation corridors and of easements within corridors. Metropolitan Transportation System / Long Island, New York This project was a valuation assignment of over 300 miles of Long Island Railroad corridors occupied by electric transmission easements. The project involved ATF valuation, corridor analysis of highest and best use, assemblage valuation for updating rental amounts and providing consultation services for ongoing fee schedule for right of way occupancies. Arbutus Corridor, Vancouver / British Columbia AWS provided consulting services to local appraisers involved in the appraisal of 6± miles of railroad corridor in the metropolitan area of Vancouver. This project involved providing expertise in the application of ATF valuation, corridor analysis of highest and best use, and providing comparable sales of transportation corridors. Union Pacific Railroad / South Texas Completed an appraisal of 85 miles of the Southern Pacific Railroad transportation corridor from Rosenberg to Victoria, Texas. This project involved ATF valuation, corridor analysis of highest and best use, assemblage valuation, and valuation of improvements. The assignment was in conjunction with a proposed sale of the asset. Shared Telecommunication Resources Rate Study for Right of Ways in Idaho's Interstate Corridors The scope of the assignment was to collect and verify completely, comparable transactions of shared resource agreements in interstate highways from state departments of transportations. Responsible individuals with the individual states were interviewed based on the pertinent details concerning existing, proposed or defaulted agreements concerning uses of interstate right of ways. The findings from the interviews were summarized and considerations for in-kind services were allocated on a monetary basis when possible. |
