  • Appraisal Reports
    AWS appraises all types of property. We have appraised thousands of properties involving fee and easement acquisitions for projects such as petroleum and natural gas pipelines, highways, water pipelines, electric transmission lines, mass transit, subsurface/underground interests, and flood easements just to name a few.
  • Appraisal Reviews
    We perform appraisal review, consulting and management services on all types of projects. AWS personnel have served in a review capacity on numerous projects ensuring that the appraisals conform to all applicable state, federal, and private guidelines. We are knowledgeable regarding the various appraisal standards such as USPAP, The Uniform Act, Uniform Appraisal Standards for Federal Land Acquisitions (The Yellow Book), and how they should be incorporated into the required appraisal formats.
  • Litigation Support
    Members of our firm have provided expert witness testimony in hundreds of cases in eminent domain, environmental, and real estate valuation issues. We have been qualified as real estate valuation experts in both State and Federal Courts for various proceedings to include preliminary hearings, mediation, arbitration, condemnation trials, and hearings before state regulatory agencies. Appraising within the eminent domain legal framework requires specialized knowledge of condemnation, just compensation, partial acquisition, damages, benefits and the application of before and after analysis.
  • Market Research
    AWS specializes in the preparation of market data books and impact studies for linear right of way projects. We have extensive experience conducting research for pipeline and power line rights of way across the nation. These studies are especially useful in measuring the impact of a right of way project on property values and for route selection.
  • Corridor Analysis
    AWS is one of the leaders in the appraisal of transportation/utility/communication corridors. Corridor valuation is a highly specialized area and AWS has been involved in projects throughout the United States for more than twenty years. Services include valuation consulting and appraisal for partial acquisitions, full acquisitions, rental rate cases, and valuations for Surface Transportation Board (STB) requirements.
  • Continuing Education
    The principals at AWS have extensive background and expertise in teaching appraisal courses from beginning to advanced courses in appraisal. The Federal Highway Administration (FHWA) and the National Highway Institute (NHI) have selected AWS to develop appraisal courses for nationwide presentation.
