LaSalle Pipeline LP / Texas – Consisted of a 15-inch pipeline for the transportation of natural gas across McMullen County and Frio County. Market studies were performed for the two counties to estimate property value ranges along the proposed route. Appraisal reports were then provided to determine just compensation for the pipeline easement, temporary workspaces and any possible damages to the remainder property. Expert witness testimony has been provided for condemnation hearings, as well as jury trial.
Denbury Green Pipeline Project / Texas and Louisiana – Consisted of a 24-inch pipeline for the transportation of carbon dioxide from Donaldsonville, Louisiana to the Hastings Field, south of Houston. The pipeline travels approximately 320 miles while crossing numerous property types to include; aricultural, timberland, rural residential, speculative, commercial, and industrial land uses. Market studies were performed for the traversed counties and parishes to estimate property value ranges along the route. Appraisal reports were then provided for properties in Brazoria, Galveston, Chambers, Jefferson and Orange Counties to determine just compensation for the pipeline easement, temporary workspaces and any possible damages to the remainder property. ONEOK Arbuckle Pipeline Project / Texas – Arbuckle Pipeline is a 440-mile pipeline varying in width from 12 to 16 inches that transports raw natural gas liquids (NGLs). The pipeline originates in Stephens County, Oklahoma and terminates in Mont Belvieu, Texas. Our responsibilities were the portion of the route that crossed 15 Texas counties to include Montague, Wise, Parker, Hood, Johnson, Hill, Ellis, Navarro, Freestone, Leon, Madison, Walker, San Jacinto, Liberty, and Chambers Counties. Services provided were market data studies for each county, followed by appraisal reports for individual properties, and expert witness testimony in eminent domain proceedings. Appraisals included property type uses to include residential, industrial, and all rural property types to include agricultural, pasture, recreational, timber, and rural residential uses. In all over 100 appraisal reports were provided.
Golden Pass Pipeline Project / Texas and Louisiana – Consisted of a 42-inch pipeline traversing Jefferson, Jasper and Newton Counties, Texas and Calcasieu Parish, Louisiana. The pipeline crossed numerous property types to include; agricultural, timber rural residential and scattered commercial and industrial tracts. The scope of services included conducting market studies, appraisal reports, and expert witness testimony. The market studies were utilized to estimate value ranges for properties traversed by the pipeline. The appraisal reports estimated compensation for the permanent and temporary easements as well as the impact to the remaining property. Expert witness testimony was given at numerous condemnation hearings.
Colonial Pipeline Company / Pennsauken, Woodbury and Perth Amboy, New Jersey - Various assignments including the appraisal of 2 miles of CSX railroad corridor along with individual tracts for proposed eminent domain acquisition and environmental purposes.
Williams Transco Pipeline / Middlesex and Union Counties, New Jersey - Appraisal consultation assignment for 4± Miles of PSE&G Fee Corridor for a proposed Transco Pipeline Easement occupancy. The scope of the assignment included summary analysis and support for negotiations for a proposed easement within a utility corridor.
Metropolitan Transportation System of Long Island New York - Assignment of over 300± miles of Long Island Railroad corridors occupied by electric transmission easements. Project involved ATF valuation, corridor analysis of highest and best use, assemblage valuation for updating rental amounts and providing consultation services for ongoing fee schedule for right of way occupancies.
Bear Creek Gas Storage Facility Expansion Project / Bienville Parish, Louisiana - Appraisal assignment to gather data and to determine the value of and/or compensation due for the exclusive servitude storage rights, mineral, royalty and overriding royalty rights in the Bienville Parish area for the proposed expropriations relating to the expansion of the buffer zone surrounding Bear Creek’s Natural gas storage area within the Pettit Limestone Reservoir.

This 30-mile route over the one county primarily involved agricultural, timber and rural residential properties. The scope of services included collection and analysis of market data for use in estimating value ranges for the properties traversed by the pipeline. The land value ranges were broken down based on use, location, physical characteristics, and size. The scope of work included estimation of compensation for both permanent and temporary easements and impact to remainder analysis.
Enbridge Pipeline Project / Texas – 276-mile natural gas line crossing nine counties in East Texas to include; Anderson, Houston, Leon, Robertson, Trinity, Polk, Liberty, Jasper and Orange. Market data books were compiled for each county containing more than 450 comparables. Research included inspection, deeds, plats, aerials and confirmations. 270 subject tracts were inspected, 247 preliminary reports were prepared, 87 narrative reports submitted and expert witness testimony was given in 74 hearings.

SMUD Cogeneration Pipeline Project / California - Prepared a market survey and appraised approximately 105 properties for a 66 mile gas pipeline project in Yolo and Sacramento Counties, California. The appraisals involved virtually all types of properties to include: agricultural, rural residential, commercial, industrial, and a railroad corridor. Appraisal problems consisted of fee acquisitions and both permanent and temporary easements. Full before and after analysis was required to measure the impact of the project.

Alliance Pipeline Project / Minnesota - Completed preliminary study for crop damages in several counties. The preliminary survey's scope of services included collection and confirmation of data for use in refuting landowners' claims of crop, restoration and soil damages.
Rio Grande Pipeline Project / El Paso, Texas - Completed market survey, impact study, appraisal reports, and expert testimony for a proposed pipeline route in the San Elizario Area beginning in the Sandhills just east of North Loop Road, continuing across the Lower Valley to a point where it crosses the Rio Grande River at Campbell Road. The project involved approximately 17 properties and approximately ten crossings of properties owned by Irrigation District No. 1. The scope of the services included a market study of land values, an impact study regarding the effects of pipelines on property values, appraisal reports for the properties, and expert testimony for eminent domain proceedings. Additional services provided include interviews and surveys of various irrigational water districts across the State of Texas to assess typical policies regarding the permitting process for pipeline crossings.
